4-room HDB electrical works: what it costs.

A typical range from our recent quotes, and what moves a quote up or down.

In short: from our recent quotes, electrical works in a 4-room HDB flat (points, lighting, distribution board and appliance circuits) typically come to $4,000 to $5,000. A smaller job, such as fixing or adding a few points, typically runs $250 to $2,000. Your written quote fixes the final figure.

What moves the price

  • Surface or concealed wiring. Surface wiring runs in trunking on the wall and costs less because no hacking is needed. Concealed wiring is usually only practical during a full renovation, before wall finishes go on.
  • The number of points. Rewiring starts from $48 per point, and power points from $75 each.
  • The distribution board. A new board starts from $600, and the size and protection devices change the price.
  • Appliance circuits. Aircon isolators, water heater and oven circuits each add work.
  • Lighting. Light points start from $16 each. The fittings themselves are not included.
