Condo renovation electrical checklist.

What to settle on the electrical side before walls and ceilings are closed.

In short: agree the electrical plan before carpentry and ceilings start, check the distribution board and aircon circuits, plan lighting and control early, line up approvals and working hours with the management office, and test everything before handover.

Before work starts

  • Electrical plan. Mark every power point, switch, light and appliance on the floor plan, room by room.
  • Distribution board. Check it can carry the new load, and whether it needs upgrading. See distribution board replacement.
  • Aircon. List every unit so isolators and dedicated circuits are planned. See aircon isolator installation.
  • Lighting and control. Decide on cove lights, track lights, dimming and any smart control now, since they change the wiring.

Approvals and access

Condos have working hours, noise rules and approvals set by the management office. Those approvals stay with the owner or the designer, so ask for the requirements early and tell your electrician the dates.

Order of work

  1. 1

    Wiring and conduit

Before wall finishes and false ceilings.

  2. 2

    Carpentry and ceilings

Leave access for drivers and power supplies.

  3. 3

    Fittings and devices

    Lights, switches and smart devices.

  4. 4

    Testing and handover

Every point tested before you collect the keys.
